Function Guarantee 

This guarantee covers the following faults:

  • Fridge/freezer out of order
  • Cooker, oven out of order or none of the rings functioning
  • A window or the balcony door does not close
  • The front door or the balcony door cannot be locked, closed or opened
  • The main fuse is out of order and the apartment is totally without power
  • There is no hot water
  • The washing machine or drying facilities are totally out of order (this only applies if there is no access to a communal laundry)
  • The toilet, floor drain in the bathroom or the sink in the kitchen is blocked.

The communal areas

  • All the washing machines or drying facilities are out of order

Communal kitchen in student accommodation

  • Fridge/freezer out of order
  • Cooker, oven out of order or none of the rings functioning

Exceptions

  • If the repairman has not been given access to the apartment
  • The factory has not been able to supply to goods
  • Fire, sabotage and damage
  • Other events beyond our control

Please note: to restore normal service a machine can be temporarily replaced with another

We guarantee comfortable accommodation and a high service level

We want our tenants to enjoy comfortable accommodation with quick and efficient service.

Therefore we guarantee to correct functional faults no later than the first working day after the fault has been reported.

When you ring 013-10 02 84 to report a fault you must also state that you wish the Function Guarantee to apply. This will be noted by the person to whom you have reported the fault and the problem will be dealt with immediately. If the fault is not corrected before the end of the next working day, please fill in the form below and send it immediately to Studentbostäder.

Rental repayment claim

I have reported a fault but this has not been dealt with in accordance with the Function Guarantee. Therefore I am seeking rental repayment from the time the fault was reported until it was corrected.
